Buyers Inspections
Buying a home is one of the biggest investments you will ever make. Before you purchase, you should have a home inspection to avoid potentially costly repairs that would otherwise go undetected until they become even more costly. An inspection can help uncover health and safety hazards and this is why our detailed inspections are important to any home buyer. We educate our clients about their new home during the inspection process and pride ourselves with the support we offer during and after the home inspection. We treat all of our clients like family ensuring they will feel comfortable in their decision.

Pre-Listing Inspections
A Pre-Listing Inspection is a service provided to help sellers during their home selling journey. Home sellers may wish to make repairs they become aware of to help strengthen their selling experience and gain knowledge of the condition of their home before putting it on the market.
Radon Inspections
Radon in Air and Radon in Water testing is important during the home inspection process.. Radon is a radioactive, extremely carcinogenic, colorless, odorless and tasteless gas. Radon is the second most frequent cause of lung cancer, it is the number one cause among non-smokers according to the EPA and the American Lung Association. For this reason, regular radon testing is key whether you’re a homeowner, or you’re interested in purchasing a home.

Water Testing
A water test can ensure there is no well or city water contamination and the water is safe to drink and won’t cause any health hazards. A water test can help identify common problems which can include bacteria, nitrates and nitrites, hardness, pH, high Radon levels and the presence of Sulphur. By having your water tested, you will learn about the quality of your water. It can also help identify what treatment options are available to improve your water.
Termite and Wood Destroying Insect Inspections
The most common termites in Connecticut are the Eastern Subterranean species. They can go undetected in homes for years and cause hidden damage. As you are considering purchasing your home, it is important to get a termite/wood destroying insect inspection to uncover any potential infestation or damage caused by termites. Many mortgage and insurance companies require this type of inspection.

Commercial Inspections
A commercial inspection is an essential step in the purchase of a commercial property. A thorough inspection is conducted to evaluate the commercial property to ensure all deficiencies are identified. A report is completed on the mechanicals, electrical, plumbing, roof systems, HVAC systems, and parking facilities with all the details a buyer needs. Early detection of issues can help prepare a buyer for unforeseen costly repairs and can avoid delays in occupancy of the building. Whether the property will be used by tenants or to run a business, a commercial property should be a safe place and provide peace of mind to you as a buyer.
New Construction Inspections
Pre-drywall inspections for new residential structures and remodeling of existing residential structures is conducted for the foundation components, floor, wall and roof structure components, plumbing, electrical, and rough-in components, windows and exterior doors. This is a phased approach with generally four separate inspections. This is a prudent inspection to consider when building a home or remodeling your existing home.

New Construction - 11 Month Warranty
A comprehensive 11 month inspection is conducted as a general home inspection to evaluate the structure and all systems in the new home and determine any deficiency detected before the one year builders warranty expires. This timely inspection will ensure the owner can properly inform the builder of any issues so repairs can be made per the warranty.

Frequently Asked Questions
What is a home inspection?
A home inspection objectively explains a house’s physical structure and systems, from the roof to the foundation. Home inspections are designed to protect the buyer, by revealing problems they might not have noticed otherwise.
How much does a home inspection cost?
The cost will vary based on the square footage of the home, the age of the home, additional finished spaces on the property, pool houses, cottages and barns with utilities. Call, text, or email us for a quote today!
How long does a home inspection take?
Home inspections generally take 2 to 4 hours to complete. The duration of a home inspection depends on many factors such as the size of the home, the condition of the home, the age of the home, occupancy and the ability to access certain areas of the home (roof, crawl space, attic, etc.).
Should I attend the inspection?
Although it is not necessary to attend, we highly recommend that you attend the inspection so you can ask questions and learn the ins and outs of your new home. We pride ourselves on educating our clients not only through our detailed report, but with the invaluable face to face experience with your home inspector. You will learn a lot from the detailed inspection report, but we always encourage you to attend! If for any reason you cannot attend in person, we are always available to review your questions.
What if the inspection report reveals problems?
At the end of the home inspection process, we will provide a detailed report that describes the physical condition of the property, with images highlighting what may need repair or replacement. The information provided is to allow a potential buyer to make an informed decision about moving forward with the transaction. It is not a pass or fail report.
