Whether you are buying, selling or maintaining your home, Inspectit provides professional and quality service from the moment you call us. After we walk through the home together, we will explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. We will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our easy-to-read Spectora report, which will be delivered in HTML and/or PDF format. From that report, you will be able to see the items we discussed, with images for reference.

Structural System

We will inspect the structural components including the foundation and framing. In addition we will describe the methods used to inspect crawlspaces and attics, the foundation, the floor structure, the wall structure, the ceiling structure and the roof structure.

Exterior

We will inspect the following exterior components. In addition, we will describe the siding and wall coverings.

  1. Siding and wall coverings, flashing and trim.
  2. Exterior doors and windows.
  3. Attached decks, balconies, stoops, steps, porches, and their associated railings.
  4. Eaves, soffits, and fascias accessible from the ground level.
  5. Vegetation, grading, surface drainage, and retaining walls that are likely to affect the building adversely.
  6. Adjacent and entryway walkways, patios and driveways.

Roof

We will inspect the following aspects of the roof. In addition, we will describe the roofing materials and the methods used to inspect the roofing.

  1. Roofing materials.
  2. Roof drainage systems.
  3. Flashing.
  4. Skylights, chimneys and roof penetrations.

Plumbing

We will inspect the following plumbing systems. In addition, we will describe the interior water supply, drain, waste, and vent piping materials, water heating equipment, including energy source(s), location of main water and fuel shut-off valves. We will determine if the property has public or private water supply and if the property has public or private sewage disposal. We offer well and city water testing which can be added during the time of scheduling your home inspection.

  1. Interior water supply and distribution systems, including fixtures and faucets.
  2. Interior drain, waste, and vent systems, including fixtures.
  3. Water heating equipment and hot water supply systems.
  4. Vent systems, flues, and chimneys.
  5. Fuel storage and fuel distribution systems.
  6. Sewage ejectors, sump pumps, and related piping.

Electrical Systems

We will inspect the following electrical systems. We will also describe the amperage rating of the service, the location of main disconnect(s) and subpanels, the presence or absence of smoke alarms and carbon monoxide alarms and the predominant branch circuit wiring method.

  1. Service drop.
  2. Service entrance conductors, cables, and raceways.
  3. Service equipment and main disconnects.
  4. Service grounding.
  5. Interior components of service panels and subpanels.
  6. Conductors.
  7. Overcurrent protection devices.
  8. A representative number of installed lighting fixtures, switches, and receptacles.
  9. Ground fault circuit interrupters and arc fault circuit interrupters.

Heating Systems

We will inspect the following heating systems. We will also describe the energy source(s) and heating systems.

  1. Installed heating equipment.
  2. Vent systems, flues, and chimneys.
  3. Distribution systems.

Air Conditioning

We will inspect the following cooling systems. We will also describe the energy source(s) and cooling systems.

  1. Central and permanently installed cooling equipment.
  2. Distribution systems.

Interiors

We will inspect the following aspects of the interiors.

  1. Walls, ceilings, and floors.
  2. Steps, stairways, and railings.
  3. Countertops and a representative number of installed cabinets.
  4. A representative number of doors and windows.
  5. Garage vehicle doors and garage vehicle door operators.
  6. Installed ovens, ranges, surface cooking appliances, microwave ovens, dishwashing machines, and food waste grinders by using normal operating controls to activate the primary function.

Insulation and Ventilation

We will inspect the following insulation materials and ventilation systems in your home. We will also describe the insulation and vapor barriers in unfinished spaces as well as the absence of insulation in unfinished spaces at conditioned surfaces.

  1. Insulation and vapor barriers in unfinished spaces.
  2. Ventilation of attics and foundation areas.
  3. Kitchen, bathroom, laundry, and similar exhaust systems.
  4. Clothes dryer exhaust systems.

Fireplaces and Solid Fuel Burning Appliances

We will inspect the following visible components of the chimney, fireplace and fuel burning appliances. We will also describe these systems and visible components.

  1. Fuel-burning fireplaces, stoves, and fireplace inserts.
  2. Fuel-burning accessories installed in fireplaces.
  3. Chimneys and vent systems.
